Starting back in about 2006, Americans decided that if they took out a mortgage on a home that they could not afford, that made them “homeowners”. They thought they were fulfilling one of the great American dreams.

Now it’s not so much a dream as it is a nightmare for both the borrowers, and now also the realtors who are trying to sell homes into a huge seller’s market. The problem is so big that the old methods of selling just don’t work like they used to. Just getting a MLS on a property isn’t a guarantee that anyone will even find it, let alone buy it.

The solution is no secret, but it is not often understood and used effectively: the internet. If you are going to survive in this market, you need to harness the impressive power of the online world. You need to use this tool to the max and use it effectively.

Many realtors use websites, or share websites with their broker or other realtors and split the leads that come in. But often, they don’t have any control over how the web marketing is done, or don’t know how to do it.

Some of the simplest methods of marketing are also the cheapest. Like writing this article. Or putting up a blog to discuss local real estate issues, tips on buying or selling, current news about the market, and so on. By being a provider of information first, and a salesperson second, you gain credibility and build authority with your readers.

If you get them to “subscribe” to your blog’s free newsletter, you have a captive audience so to speak. They will look forward to your posts since they will be informative and not be trying to sell them something. And, they will remember you first when they want to buy or sell a home.

In some cases, you can actually make this a paid subscription and provide a higher, more exclusive level of information for a small monthly fee. This method makes the reader feel like they belong to something, which we all like as humans. They like the exclusivity of being one of the few to receive the “Gold Members” issue of the newsletter. And the fee can pay for some of your other advertising costs.
